Passive buildings. Are we facing a revolution?

Energy efficiency is one of the most significant challenges in the real estate market, a key issue for both investors and in EU regulations. Will the law compel the market to put more emphasis on passive buildings? Who will cover the cost of thermal modernization in Europe?

“The real estate market is clearly professionalizing and diversifying in this regard. In the case of production facilities or generally in the industrial real estate market, passive buildings, i.e., self-sufficient ones, are beginning to set the standard for sustainable construction,” argues Marcin Kosieniak, MEP specialist, and co-owner of the PM Projekt design office.

Building energy efficiency

Building energy efficiency is one of the recurring topics in the real estate market. This is due not only to economic considerations and the popularization of trends but also to EU regulations that force a wave of renovations.

“It’s no longer surprising that investors, when evaluating projects, pay attention to heating sources, orientation relative to light, and even the type of materials used. Heat pumps or photovoltaics, also due to subsidies, have almost become a standard, and today we must carefully consider and demonstrate that they do not always have the best application,” says Kosieniak.
